Background

A married couple from the UK and Ireland, both long-term residents of Japan, owned three jointly held properties — two parcels of land and one residential building — in a coastal city south of Yokohama. Having fully repaid their housing loan, they needed the mortgage formally removed from the property records and their registered address updated to reflect a move made several years earlier.

Challenge

The clients’ address change had occurred over a decade prior but had never been registered, creating a gap between the property records and their actual residence. The mortgage had been held by a guarantee company that had since undergone a corporate name change, adding complexity in identifying the correct entity for the discharge. A document required correction on the spot during the client meeting, necessitating careful handling under registration procedural rules.

What We Did

We handled both matters as linked applications, filed together at the competent branch of the Legal Affairs Bureau. During the in-person meeting, we verified both clients’ identities, confirmed their registered seals, and resolved the document correction on the spot. We coordinated with the lender side to obtain what was needed for the discharge, and prepared all application documents. All client communication — meeting preparation, document explanations, and follow-up correspondence — was conducted in English while we managed the Japanese-language filings.

Outcome

From initial inquiry to filing, approximately four months, including document collection and scheduling around the clients’ availability. Both registrations were completed successfully. The clients noted that the ability to receive accurate, clear guidance in English — something they had previously struggled to find — was the reason they chose our office.
