What we handle — and how it works
Each service below can be engaged independently or as part of a package. All communication in English.
Company formation
from ¥200,000We register your Kabushiki Kaisha (KK), Godo Kaisha (GK), or branch office with the Legal Affairs Bureau. The process covers articles of incorporation, notarisation, capital deposit confirmation, and registration filing.
Typical process — KK establishment
Approx. 2 weeks from documents ready. Foreign nationals may also need a Foreign Exchange Act pre-filing — we handle that too.
Includes: Articles of incorporation drafting, notary coordination, registration application, certificate of registered matters. Excludes: Registration tax (¥150,000 for KK / ¥60,000 for GK), notarisation fee (~¥52,000 for KK).
Visa applications
from ¥130,000As a registered immigration and visa procedures specialist (申請取次行政書士), authorized to file immigration applications on behalf of clients with the Immigration Services Agency of Japan, we prepare and submit visa applications. This includes Business Manager, Engineer/Specialist in Humanities/International Services, Spouse, and Permanent Resident categories.
Combined with company formation?
If you’re starting a business, your company registration and Business Manager visa application can proceed in parallel. This is possible because we hold both licenses — a single-license office would need to refer you to a second professional, adding time and cost.
Excludes: Revenue stamp (¥0 for Certificate of Eligibility; ¥4,000 for change of status or renewal).
Real estate registration
from ¥80,000We handle ownership transfer registration, mortgage registration, and related filings at the Legal Affairs Bureau. For foreign buyers, we manage the additional requirements: translated documents, overseas notarisation where needed, and coordination with your real estate agent.
Don’t have a real estate agent yet?
We can introduce you to agents experienced in working with foreign buyers. We do not receive referral fees — the introduction is part of the service.
Excludes: Registration tax (varies by property value) and other disbursements.
Inheritance and estate registration
from ¥90,000We prepare asset division agreements, identify and register inherited property, and handle the registration of ownership transfer for inherited real estate. For cross-border cases, we coordinate with overseas authorities and manage document authentication.
Heirs located overseas?
We have experience with cases involving heirs in multiple countries. Notarisation requirements vary by jurisdiction — we assess what is needed and guide you through it.

Other services
Director and officer changes
Registration of new directors, resignations, address changes. From ¥50,000.
Contract drafting and translation
Bilingual contracts, articles of incorporation, corporate documents.
Business permits and licenses
Construction, real estate brokerage, restaurant, and other industry permits.
Naturalization applications
Application to the Ministry of Justice for Japanese citizenship.
